Brisbane housing crisis: Land can still be found!

From affordable small lots to large blocks next to nature, home buyers can still find land in Brisbane despite the current housing crisis and an increasing focus on apartment living.

A new subdivision approved this week will provide 36 much-needed new blocks of land at Taigum on Brisbane’s northside, offering buyers the chance to own a brand-new home for around $800,000.

At the other end of the scale, rare acreage style land can be found at exclusive Fig Tree Pocket in Brisbane’s west with direct access to undisturbed pockets of nature.

Other boutique subdivisions within the Brisbane City Council area include a project with 13 blocks at Bridgeman Downs and 9 lots at McDowall, both on the city’s north side, and another towards the bay side at Tingalpa where construction has just started on a 21 lot land estate.

While Brisbane has a pipeline of new apartment developments planned for the next decade, land to build your own home is in short supply amid forecasts for continued strong growth in the city’s population.

Jon Quayle and Oliver Bagheri, directors of Brisbane-based developer Chapter Two, said many people thought the only way to build new in Brisbane was to knock down an older home in an expensive inner-city location.

“But this is not always the case,” Mr Quayle said. “We are currently bringing more than 80 new blocks of land to the market by seeking out smaller subdivisions in established areas and taking a more innovative approach to development.

“For example, we received approval this week for 36 lots at Taigum on a site that was previously planned for townhouses,” said Mr Quayle.

Mr Bagheri confirmed that a critical element of deciding the overall product mix for each project was analysing the demographics and needs of each area.

“By working closely with the Brisbane City Council, we are creating an opportunity for buyers to secure their own piece of land. Lot sizes at Cordyline Taigum will be around 300 square metres on average and we expect house and land packages to start from $800,000, which is great value for Brisbane,” Mr Bagheri said.

Across town at Fig Tree Pocket, a boutique project with just five blocks has already been completed and provides the opportunity to build a luxury home surrounded by nature on around 2,000 square metres.

Dubbed “The Reserve”, the remaining prestige lots at Fig Tree Pocket are priced at approximately $1.5 million and located close to the Brisbane River and in walking distance to leading schools, parklands and equestrian fields.
