Infill the answer to fast-tracking new homes
Chapter Two is playing an industry-leading role in the infill development space, identifying opportunities in established areas that can be quickly brought to market and offer relative affordability for buyers.
With housing supply a hot topic in southeast Queensland, we note the Queensland Government's recent string of announcements and spending to get more housing development under way, including a new Incentivising Infill Fund.
Our innovative approach has always focused on under-utilised sites in established locations and thinking outside the square to achieve the best possible development outcomes from a community wide perspective.
This includes infill projects with small-lot detached housing and not just new apartment or townhome developments.
Chapter Two’s recent purchase of a 1.24ha site in Taigum on Brisbane’s northern bayside is the perfect example of an infill opportunity in a well-established location that doesn’t require major infrastructure investment.
The Taigum purchase broadens our Brisbane region footprint, which now spans from completed projects at Mango Hill, Bridgeman Downs and McDowall to a boutique subdivision in Fig Tree Pocket and another new project at Tingalpa in the city’s eastern corridor.
Unlocking land for detached housing in these suburbs has a further positive ripple effect in the market, creating supply for both upgraders and downsizers who would otherwise likely stay in existing homes that could provide an entry point for first home buyers.
